Craftsman House Plans

Every home is born out of a man’s heart, developed through hard work and perfected through his sense of beauty.  A craftsman home has refinement of design and quality of construction and finish.

How do we recognize a Craftsman Home?

·       It is often site related and placed to advantage using the site.

·     The house is built with materials found on the site, and/or natural materials native to the region.

·  As with furniture, the house designs rely on exposed structural elements for decorative details.

·        The variety of natural materials provides textures for light to play on.

·   Voids—in the form of recessed porches and entrance ways—and terraces and pergolas, create visual interest.

·        Interiors emphasize form and function. Space is conservatively and creatively used for living, with design elements utilizing wood and built-in spaces such as inglenooks, benches and cabinets.

·         Light fixtures and hardware relate as design elements.

Initially this idea of craftsman home with these decorative details seemed to be expensive to execute. Consequently, although the homes were idealistically conceived for the masses, they were built primarily by the middle class. When Home designers started experimenting with Craftsman House Plans, people got opportunity to modify them to suit their tastes and requirements. These homes are not just “kit” houses but are always built by combining ideas of both the owners and builders.

Five Factors That Determine House Plans

Posted on January 14, 2012 by admin.
Categories: House Plans.

A large number of individuals believe that if they own a home, it is going to be the greatest investment they could ever have. Although it is true, majority don’t know there is a key element that can increase the value of any home. The house plans play an important role in determining the life of a home.

The foundation, structure and beauty of a home depend on the creation and assumption of house plan. So it is really important to pay close attention in designing the house plan. The following are the five things to consider when making home plans:

  •   Location: Before making house plans, you must consider the location. The style and structure of the home should match with the type of environment the neighborhood has.
  •  Life style: Your way of life is also crucial while generating home plans. The outlook of the house directly reflects the life-style of the family.
  •  Size of the family members:  Size of your family should be considered before finalizing the house plan. For example, the number of kids will show the number of rooms you have to take into account on your program.
  • Environment: You should also consider the environment around your house before making a final decision on house plans. Climate, neighborhood and several other factors should be taken into account before framing the plan of your house.
  • Law and the government: It is always necessary to know the laws when developing a particular house. There are some laws that limit the height from the residence to be built or the percentage of the allowed portion that the residence will occupy in a given location.

Mountain House Plans

Categories: House Plans, home designs, home plans.

With growing stress in modern lifestyle, people want to build their home, especially a retirement home, as a place where they can enjoy nature with their friends and family. But mountain regions have a complex and varied environment. Differences in slope, elevation etc. leads to extremely dry conditions at some places while in some mountain regions, the annual rainfall exceeds 95 inches. Building or buying a property in such regions requires careful planning.
The location of your land is very important. Make sure that your land is easily accessible by vehicles.  This will allow you to easily transport materials and other stuff easily to and from your house. The elevation of your house can also affect your house plans. It determines the wind zone, which relates to design-pressure requirements in windows and doors.
Certain types of soils are unsuitable for home construction. Some clay soils will expand as they absorb water and contract as they dry. This shrinking and swelling of the soil exerts great stress upon the foundation of a house. The house’s foundation may crack severely unless it is specifically designed to tolerate such stress.
Mountain regions are also susceptible to forest fires. So it is best to choose a fire resistant design and planning. Also ensure that there is enough supply of drinking water. At some places the wells might have to be dug too deep to find a drop of water. Even then, you need to test the quality of water before deciding to use it.
Sewage treatment and disposal and a good septic system should also be given high priority. Otherwise it may contaminate the surrounding drinking water supplies, pollute creeks and rivers, and cause an unpleasant odor in your home. Storm water management is another thing to consider. Make sure that the storm water is channeled properly into sewers and does not cause any water logging issues.

Waterfront House Plans

Waterfront houses are gorgeous and refreshing. Almost everyone wishes to own one at some point during their lifetime. It’s the beautiful view that attracts most people into owning waterfront properties.  If you search for waterfront house plans you will come across a lot of good designers who can help you with it. But there are many important things to be considered while building such a house. Environmental factors pose the main concern. One of the main challenges to face is the water level, which varies seasonally. Heavy rains and snow can turn even a calm stream into a turbulent one.
Waterfront houses require special foundations such as pilings, elevated floors, flow through walls etc. Also the hardware used in your doors and windows should be corrosion resistant. Use hurricane rated windows in case you live in a hurricane prone area.  Other special considerations for homes built in hurricane or velocity zones are soffits and ceiling composition. They must use materials that are wind and water resistant so the home’s envelope remains intact.
The accessibility of your location is the next important thing. Ensure that your home is not very far from a utility pole. If it is, then you might have to pay more to the utility companies to deliver the goods at your home, owing to the large distance they will have to cover. This might also help you to reach them just in case you need to.
Your driveway also plays an important role in the whole process. It is going to be the lifeline of your new house which will help you to transport construction equipment that will be used in building your home.  A strong and wide driveway can also ensure that emergency vehicles can reach you quickly and at the doorstep in case of any accidents.
Finally make sure that you build your house following the rules and regulations pertaining to the area. Also handover the work to a  builder who  has experience working with waterfront homes and plans to adhere to the most stringent levels of hurricane code requirements and other calamities just in case.

A multi family house is a building which is composed of two to four separate living units. These are becoming more and more popular recently. Each unit will have its own bedrooms, kitchen, bathroom and other facilities. Some multi family houses are designed with all the living units arranged on the ground level while some are built with one or more living units on multiple floors.
Multi family house plans allow families to come together comfortably. It also provides a source of good income. You could choose to live in one unit while renting out the other units. Though the initial investment can be comparatively a bit high, it can be compensated to certain extent by rental income. This proves to be a good investment as it increases the cash flow and can also increase your net value simultaneously.
Privacy is another factor to consider in multi family houses. You cannot expect a lot of privacy when you share a common wall or people resides above or below your living unit. But many people prefer to break this wall of privacy and be more social. This gives a community like feeling and a sense of security to the occupants. Moreover a multi family house can also serve as a family compound to those having a large family.
Maintaining these multi family units is also important. The more the number of units, the more work you will have to do for its proper maintenance. Though, it is not a very tough job to look after a four unit property, it might be really hard to manage four separate single family homes. It is also better to employ someone for house hold and housekeeping jobs such as house cleaning, gardening etc.

Country House Plans

Posted on December 13, 2011 by admin.
Categories: Floor Plans, House Plans, country, home plans, new home, new house.

Country styled houses are getting more attention these days. Earlier, people used to look for modern houses, which according to them was the perfect one. But the concept is slowly changing. People are attracted by country styled sub-urban houses, surrounded by a few large shade trees and a wraparound porch providing a warm feeling. Today, you can find many designers who provide good, efficient country house plans. But still there are certain things which you need to consider while buying one.
Country houses are usually built on flat grounds that might be near creeks, streams or rivers.  Check to see if the home has ever flooded.  If it is in a floodplain, it is almost sure that you will get flooded at some point of time. The layout usually includes a big kitchen though the rooms are small and lack closet space. Also the ceilings are usually high. The heating was done earlier using wood stoves. Check if you could convert this into a coal stove.
The plumbing of the houses has also to be checked to see if they have been maintained well.  Old plumbing means there is a possibility of lead in the water. If the tap water is discolored or has grit in it, it may mean that a pipe has deteriorated, which may mean a costly repair. The wiring also has to be hazard proof. Use circuit breakers instead of old fuse box. Duct based heating and air conditioning may prove costly as it is difficult to retro fit traditional old plaster walls with ductworks and wires concealed.
Also have a home inspection done. This will give a thorough check of the home, inside and out, including the basement or crawlspace and the roof.  You will be informed of any problems, small and large.  Also, have the home inspected for bugs and critters. So make sure that you spend your money wisely.
